The goal is to fully define the project, scope, cost, and timeline before a shovel hits the ground, so construction starts with a plan instead of assumptions.

A standard commercial preconstruction services scope typically includes: site feasibility and due diligence, preliminary and detailed budget development, constructability review of design documents, project scheduling and phasing, subcontractor bidding and procurement, long-lead material identification, permit strategy and coordination, and value engineering. Why should a contractor be involved in preconstruction?
The decisions made during design and planning have a disproportionate impact on project cost and schedule. When a contractor is involved early, budget realities inform design decisions in real time, rather than being discovered at bid time when changes are expensive. Early contractor involvement also accelerates procurement, reduces change orders during construction, and gives owners a more accurate picture of total project cost before they commit.
How early should I involve a preconstruction contractor?
As early as possible, ideally before you sign a lease or commit to a site. The earlier a contractor is involved, the more value they can add: evaluating site feasibility, pressure-testing your budget, and identifying issues that would otherwise surface mid-construction.
