We start with a direct conversation about your project. What you're trying to build, what you know, and what you don't. No forms, no intake process. Just a contractor asking the right questions to understand your goals, timeline, and the decisions still in front of you.

Step Two

Site Assessment & Feasibility

If a site is in play, we walk it. We evaluate existing conditions, utilities, zoning, access, and code implications before you commit. For ground-up projects, we assess land suitability. For tenant improvements and conversions, we document what's there and what it means for your scope and budget.

Step Three

Budget Development

We develop a realistic, line-item construction budget based on current market pricing. Not square footage averages or rule-of-thumb numbers. This budget travels with your project through design, and we update it at every major decision point so you're never surprised at bid time.

Step Four

Design Coordination & Constructability Review

We sit alongside your architect during design. Reviewing drawings for constructability, flagging issues before they become field problems, and ensuring that aesthetic decisions align with the project budget. We catch misalignments on paper, where they cost nothing to fix.

Step Five

Procurement & Trade Commitments

Before drawings are complete, we're already building your trade lineup. We solicit, evaluate, and level bids from our Atlanta subcontractor network. Securing pricing and schedule commitments so construction can start without a bidding gap or a scramble to find subs.

What are preconstruction services?

Preconstruction services are the planning, estimating, and coordination activities a general contractor performs before construction begins. A typical preconstruction scope includes site feasibility assessment, budget development, design coordination and constructability review, scheduling, trade procurement, and value engineering. The goal is to fully define the project, scope, cost, and timeline before a shovel hits the ground, so construction starts with a plan instead of assumptions.

What is included in a preconstruction services list?

A standard commercial preconstruction services scope typically includes: site feasibility and due diligence, preliminary and detailed budget development, constructability review of design documents, project scheduling and phasing, subcontractor bidding and procurement, long-lead material identification, permit strategy and coordination, and value engineering. Dakota Contractors provides all of these as part of our preconstruction engagement, tailored to the size and stage of your project.

Why should a contractor be involved in preconstruction?

The decisions made during design and planning have a disproportionate impact on project cost and schedule. When a contractor is involved early, budget realities inform design decisions in real time, rather than being discovered at bid time when changes are expensive. Early contractor involvement also accelerates procurement, reduces change orders during construction, and gives owners a more accurate picture of total project cost before they commit.

How early should I involve a preconstruction contractor?

As early as possible, ideally before you sign a lease or commit to a site. The earlier a contractor is involved, the more value they can add: evaluating site feasibility, pressure-testing your budget, and identifying issues that would otherwise surface mid-construction. At a minimum, a contractor should be engaged before design is finalized so their input can still influence scope and cost decisions.

Do you charge for preconstruction services?

Preconstruction services are sometimes provided as a standalone engagement with a defined fee, and sometimes folded into the overall construction contract. The structure depends on the scope of preconstruction work, the project stage, and the anticipated construction contract. We discuss this transparently at the start of every engagement; there are no surprises about how we're compensated for our time.

What is the difference between preconstruction and construction management?

Preconstruction is the planning phase that happens before construction begins, including budgeting, design coordination, scheduling, and procurement. Construction management is the active oversight of the construction phase, coordinating trades, managing the schedule, controlling costs, and ensuring quality during the build. At Dakota Contractors, preconstruction is positioned as the first phase of construction management: the two are connected, not separate, and the same team carries the project through both phases.
