What is the difference between a general contractor and a construction manager?
A general contractor is typically hired after design is complete to build the project as drawn. A construction manager is engaged earlier, often before the architect is hired, and is responsible for the project's outcome across all phases, including pre-design planning, design coordination, budget management, and construction. The key difference lies in when they get involved and how much accountability they take for the project's overall success. At Dakota Contractors, we function as both a construction manager and a self-performing contractor, managing the build.
What is construction manager at risk (CMAR)?
Construction manager at risk (CMAR) is a project delivery method in which the construction manager provides preconstruction services during design and then takes on financial responsibility, "at risk", for delivering the project within a guaranteed maximum price (GMP). Unlike a traditional general contractor who bids after design is complete, the CMAR is involved throughout design and commits to a price before construction begins. This structure aligns the contractor's incentives with the owner's budget and schedule goals.
When should I hire a construction manager?
As early in the project as possible — ideally before design begins. The earlier a construction manager is engaged, the more value they can add: shaping the budget before it's locked, coordinating design for constructability, and identifying issues that would otherwise surface mid-construction. At a minimum, a construction manager should be hired before design is finalized so their input can still influence scope and cost decisions.
